General conditions
Terms and Conditions of Business
These Terms and Conditions of Business form the basis of the contract between the customer (guest) and the property owner. Please read carefully. Nothing in these Terms and Conditions of Business affects your statutory rights.
Connemara Holiday Lettings is committed to providing the highest standards of service to all our guests. Guests are expected to maintain the premises, fittings, furniture, and all items within and around the accommodation in the same condition as found upon arrival.
In the event of discrepancies between these Terms and Conditions and the content on the Connemara Holiday Lettings website, these Terms and Conditions will apply.
Making Your Booking
You are required to pay the balance of your booking no later than eight weeks prior to your arrival date, as stated in your booking confirmation.
If the full balance is not received by this deadline, Connemara Holiday Lettings reserves the right to cancel your booking, in which case the deposit and booking fee will be forfeited.
Bookings made within eight weeks of arrival must be paid in full at the time of booking.
Guests are also required to complete a secure pre-arrival process via our trusted guest platform, Enso Connect. This includes uploading valid photo ID for all guests and completing either:
-
A pre-authorisation of the security/damage deposit, or
-
Payment of a non-refundable damage waiver.
The security deposit is only charged in the event of damage, excessive cleaning, or breach of terms. The damage waiver provides a convenient alternative to the traditional deposit and offers peace of mind during your stay.
Damage/Security Deposits & Damage Waiver Option
A security deposit is required for all properties and is held against any breakages, spillages, loss, or damage to the property, its contents, furnishings, fixtures, or fittings. This is refunded in full unless valid charges are incurred.
The amount and method of payment for the security deposit or damage waiver are clearly stated on:
-
The Connemara Holiday Lettings website
-
Third-party listing platforms
-
Your booking confirmation
The security deposit will be pre-authorised or charged via Enso Connect. If paid by debit/credit card, please allow up to 10 working days after release for the funds to clear, depending on your bank.
Alternatively, you may opt to pay a non-refundable damage waiver via Enso Connect. This covers accidental damage up to a specified limit and eliminates the need for a pre-authorised deposit.
The deposit will be released following inspection of the property and confirmation that it is in satisfactory condition. Guests are expected to:
-
Report any damage or breakages prior to departure
-
Leave the property clean and tidy
Where excessive cleaning is required, charges will be deducted from the deposit. For example, if a BBQ is provided and not cleaned after use, a fee of €80 will be applied.
Please note that Connemara Holiday Lettings does not always manage the security deposit directly. In such cases, disputes regarding damages or refunds must be addressed directly with the property owner, caretaker, or keyholder.
Rates
Please refer to the website for up-to-date accommodation rental costs. All rates quoted are in Euros and include VAT at the current rate of 23%.
Rates are approximate and subject to change. Please reconfirm the rate with us before making a reservation. Connemara Holiday Lettings reserves the right to amend rates in the event of changes to tax rates or the introduction of new levies.
If You Cancel or Amend Your Booking
If you need to cancel or amend your booking, you must do so in writing via email as soon as possible. The email address for cancellation is included in your booking confirmation. A cancellation is not effective until written confirmation has been received.
Cancellation Policy:
-
0 to 6 days prior to arrival: 100% of the total amount will be forfeited
-
7 to 14 days prior to arrival: 50% of the total amount will be forfeited
-
15 to 28 days prior to arrival: the deposit will be forfeited
If your booking was made via a third-party site, please check their specific cancellation policies.
If a voucher was used to make the booking, the above terms still apply, and the voucher cannot be reused. Vouchers cannot be exchanged for a cash refund.
Cancellation fees also apply to partially cancelled bookings (e.g., reducing a 14-night stay to 7 nights).
If We Cancel or Amend Your Booking
While it is unlikely that changes will be necessary, occasionally bookings must be altered or cancelled due to unforeseen circumstances.
In such cases, we will contact you as soon as reasonably possible and, if your booking is cancelled, we will refund any monies paid. This does not apply to cancellations resulting from government restrictions.
Arrivals & Departures
Please contact the owner/keyholder 48 hours prior to arrival to arrange key collection. For same-day reservations, please contact the keyholder immediately after receiving key collection details.
-
Check-in time: After 16:00. Early access is not permitted unless pre-arranged.
-
Check-out time: By 10:00. Failure to vacate by this time may incur a fee. This timeframe ensures adequate cleaning and ventilation between guests.
If you fail to arrive by midday on the day following the scheduled arrival date without informing the keyholder, the booking may be treated as cancelled, and the rental cost forfeited.

Leave No Trace Policy
All waste must be sorted and placed in the appropriate recycling bins. Each property includes guidance on local recycling. Failure to comply may result in full or partial forfeiture of the security deposit.
Guests are encouraged to follow the principles of the 'Leave No Trace' policy to help conserve the natural environment during their stay.
Complaints
If you experience any issues during your stay, please allow us an opportunity to resolve the matter promptly by contacting us immediately. Delayed notification may limit our ability to address the issue.
Transient issues (e.g., heating problems) must be reported during your stay. If a resolution is not reached on-site, please email full details within 28 days of departure.
Breach of Contract
If any Terms and Conditions are breached, Connemara Holiday Lettings or the property owner reserves the right to enter the property and terminate the booking with immediate effect. No refund will be issued.
Property Description
While we strive for accuracy, property details, amenities, and distances are subject to change and should be double-checked at the time of booking.
Pets
Pets must be approved in advance. Pets are not allowed on furniture or in bedrooms. Guests must bring their own pet bedding and keep pets confined to the kitchen/utility area. A surcharge may apply. Extra cleaning, damage, or soiling caused by pets will be deducted from the security deposit or charged upon departure.
Service Animals
Service animals are welcome and are not subject to pet fees. Property owners may be exempt if the presence of a service animal presents a legitimate health or safety risk (e.g., severe allergies). Otherwise, service animals must be accommodated without charge.
Liability
Connemara Holiday Lettings is not liable for any loss, damage, accident, injury, or expense arising during your stay, whether caused by the owner, caretaker, or any third party.
Force Majeure
If your booking is disrupted by events outside your or our control (e.g., fire, flood, adverse weather, utility failure, pandemic, acts of government, war, terrorism), you will be offered a credit voucher to use within one year for the same property, or a free date change (subject to availability).
Refunds are not guaranteed in such cases, but you may be eligible for reimbursement through your travel insurance policy. Please check your provider’s terms.
